**  Consultation and Proposal **
I will get together with you and talk about your objectives, expectations and how to receive the greatest return on investment for your home improvement dollars. I will explain our eight-step home staging process while walking through the home as a buyer would, and collect those all-important first impressions. I will give you a quick demonstration of the distinction home staging makes by transforming a space in your home. I will provide you with photos to use in your marketing efforts.

We will finish with a proposal based upon the amount of work required to gain a quick sale and the maximum dollar amount for your home. 

**  Quick Home Makeover Report **
The Home Makeover Report is for homes that are well on their way to being staged and just need a little additional direction.

This personalized, photo filled report spotlights the most important items the seller should do right away to boost the value of their home and achieve a faster sale. 

**  Half Day Staging OR Redesign **
This service is for those homes that just need a little more attention and expertise or are less than 2000 square feet. The Stage & Sell consultant will work from the proposed Action Plan, developed in the consultation, to make dramatic transformations to the agreed upon areas of the home. We will bring in accessories to complete the look of each room, take great photos for your agent’s marketing efforts, and give you a visual of what to purchase that goes a long way in updating each room of the home.

We’ll stop just shy of our half day in order to evaluate our progress. At this time, we’ll review the home with you and fill out our Stage & Sell Action Plan, so you can complete and maintain the look on your own if needed. The Action Plan will detail the cosmetic enhancements recommended, paint color options, suggested accessory purchases and details on what to do in the spaces we were unable to cover. 

**  Full Day Staging OR Redesign **
This service is for those homes that need a little more attention and expertise or are over 2000 square feet. We spend a full day making remarkable transformations to your home. You won’t believe the difference a day can make! You’ll walk away with a show-ready home, photos for your agents marketing efforts, and visuals of purchases you can make to complete the look.

We’ll stop just shy of our full day in order to evaluate our progress. At this time, we’ll review the home with you and fill out our Stage & Sell Action Plan, so you can complete and maintain the look on your own if needed. The Action Plan will detail the cosmetic enhancements recommended, paint color options, suggested accessory purchases and details on what to do in the spaces we were unable to cover.

**  Virtual Staging **
This service is is specifically designed for vacant listings.  Today’s technology has allowed us to take photos of your vacant rooms and warm up the home by putting almost any type of furniture in the photo so that it appears as if the furniture is actually in the home!  Now you don’t have to be frustrated with trying to sell an unappealing vacant house.  Virtual staging is a low-cost, easy and effective way to add value to your vacant listing.

You’ll be able to help potential buyers imagine the possiblies and see the true value of your listing so you can receive the maximum sale price.  You can avoid the hassle of moving in and out furniture to physically stage your listing.  You also don’t have to pay thousands of dollars every month to rent furniture, now you can show the true potential of a vacant listing for one low price.

** Shopping Services **
We’ll create a budget and shop for those accessories that serve as investments in the sale of your home. We know where to go and even get “Designer Discounts” on what we purchase for you.

We partner with real estate agents by offering discounted home staging services to their client listings which serve to gain additional listings by giving them a competitive advantage while transforming the homes so that they sell faster and for top dollar.
